Painting is the trade property managers struggle most to schedule reliably, and the one that most often breaks the turnover calendar. It doesn't break ours, because our painters are sequenced against the same unit record as every other division.
We use premium Sherwin-Williams and Benjamin Moore materials, and we do the drywall ourselves — so there is no gap between the person who patches the wall and the person who paints it, and no argument about whose defect it was.

Target Make-Ready Days
Wall to ceiling, patch to finish coat — performed by one division, on one schedule, against one approved estimate.
Full repaint between residents, sequenced immediately after repairs and drywall so nothing is finished twice. Walls, ceilings, trim, doors and closets to a consistent portfolio standard.
Corridors, lobby, clubhouse, stairwells and accessible exterior — scheduled around occupancy so the building keeps operating while it gets repainted.
Move-out damage, holes, corners, cracks and nail pops repaired to a paint-ready finish. The patcher and the painter work for the same supervisor, so no defect gets missed.
New board where repair is no longer the honest answer. Partition work, moisture-resistant board in wet areas, taped, mudded, sanded and primed ready for finish.
Water damage, stained ceilings, and texture that has to match what is already there. Popcorn and knockdown matching is a specialist skill, and getting it wrong is visible from the doorway.
Restore instead of replace. A refinished tub or a repainted cabinet run costs a fraction of replacement and finishes inside the turnover window.
Massachusetts runs its own lead program — separate from, and stricter than, the federal EPA rule. On regulated work in pre-1978 housing, a certified supervisor must be physically present for the duration. Given the age of Boston's housing stock, most buildings qualify. A contractor who is casual about lead on a pre-1978 Boston building is not a bargain — it is a liability sitting on your property.
We establish the build year and whether the planned scope is regulated work before the schedule is written — not after the crew is on site.
A Massachusetts lead-safe certified supervisor is physically present for the duration of regulated work, as the state program requires.
Containment, controlled surface preparation and waste handling in line with the state standard — with the work area photographed as set up.
Cleanup verification and a written closeout record filed against the unit, so your compliance file is complete without you chasing it.
